Alex, thanks so much for being on the show today. Emily and I were talking and shocked that it had been a year ago you were on. I thought it was only a couple of months. So we are long overdue to have you back and super excited to talk with you today. Thank you, Steve and Emily, for having me on. I didn't realize it was that long, but to me, when I hear a podcast, it's still a new, exciting platform. Always fun to come on.

So a year ago when you were on, you were talking about how there was parts of the REITs segment that you were very optimistic and bullish on. And you had the quote that REITs in general were still, at that time, a really big question mark for investors. It seems in the subsequent year that it's happened, investors have come along to your way of thinking and you saw an incredible run in the sector, especially at the first half of this year.

We have seen since about mid-July a reversal in that. So we were just wondering if you could give us an overview of what has been going on in the space and why you did see that reversal and where your thoughts are from here. Sure. So we've been on this lack of supply theme almost since the pandemic. I remember playing golf with one of my, with a retail REIT, with actually the Kimco CEO. We were, I think we were heading to the seventh or eighth hole at his club.
