You know, in financial markets, we watch the housing market very, very closely because it's such an enormous driver to the economy. I mean, that's when you really turn into a consumer and it begats, you know, housing costs begat new sofas and drapes, yard care and everything else. That's really what drives the economy. So it was very encouraging to see D. R. Horton's numbers come out last week with an increase in the number of sales.

Twenty four thousand homes closed during the quarter. And it's got to be happy news for Paul Romanowski, who's the CEO of D. R. Horton. Good to have you with us. Thank you. Thank you. Yeah, no, we were pleased to come in at the high end of our guidance on closings and margin held in for the quarter. And, you know, so good to come into the quarter, hit those numbers,

ultimately saw a little bit of softness as we moved through the quarter on the sales. And hence, we brought down our guide for the year a little bit below our low end of guidance. Yeah, I mean, I saw you. I mean, it was it's had a big increase in the sale. Well, a significant increase, four percent in sales of homes. But the earnings came back down a little bit, which means that you're getting squeezed on margin. So it's promotional. I was looking at your Web site today.

Big home savings. Was it red tag sale through August the 2nd? It's the promotions are on. Are they going to stay that way for a while? You know, the red tag sale is something that we do somewhat consistently throughout the year.
