The Land Development Podcast with Ryan Glick

Now, what we're seeing today is that the ups and downs tend to be a little bit smoother in the higher echelons of price point. And that's the only place where you still see those smaller builders that build a handful of homes a year. You can still do that in the million plus range. And that's something that a small builder can still do.

But if you look at 50, 70 years ago, there were lots of small builders building entry level and move up product. And they might build just a handful of houses a year. It's a nice little business for them. They made a nice income. It was essentially a job, but it was a business. It was a job and they were happy. They could control their time a little bit. And it's a pretty good living, to be honest. And it's very tough to do now. It's just almost impossible to do unless you're in that million plus price point.
