Behind every real estate deal is one thing that matters most, Capital. And one of the clearest ways to see where the capital is going, public real estate markets through REITs. Today we're joined by Peter Zebrek, CFA, Senior Portfolio Manager on the Easterly Ranger team at Easterly Funds.

Peter manages global and US listed real estate strategies, which means he has a front row seat on how REITs are priced, how capital is moving, and what public markets are signaling about real estate today. Peter, thank you for being on the show. Thanks so much for having me, Aviva. I really appreciate it. I'm excited to chat. So for the listeners who maybe are not apprised to what a REIT is, how would you explain a REIT to a fifth grader?

Peter, thank you for joining us and is a great question. So I'm an economist at the end of this, as a graduate of the year, in the year, the year, the title of the year. So how do you teach that REITs are to fifth graders? And what people understand about real estate is you can kind of reach out and touch it as an investment. They understand the homes that they live in, the schools that they go to, the shopping malls. They kind of understand real estate at some level. And REIT can kind of throw people off because it's an acronym. It's a real estate investment trust. What's an investment trust?

But the reality is all REITs are, are just real estate held in a public wrapper. And what I mean by public wrapper is that these are companies, REITs are companies that own real estate that trade on exchanges.
