Although many sunbelt markets have been excessively challenged for multifamily, not all have been equally impacted. Houston, for example, has continued to see major job and population growth. Companies like Nvidia, Apple, and Foxconn have made large AI-related investments in Houston. Houston has one of the country’s major ports and Is the fourth largest city in the country. It is predicted to surpass Chicago as the third largest city in the U.S. by 2035. Sam Morris is a partner at LSCRE, a multifamily real estate company with a large presence in Houston. All of LSCRE’s properties are in Texas, 80% of which are in Houston, which is becoming an attractive market for institutional investors.

Today we are going to speak of all things multifamily with a gentleman with a very increasingly prominent firm in the Lone Star State of Texas. He happens to be a partner in LSCRE, Mr. Sam Morris. Sam, welcome to Street Smart Success. Howdy Roger, man. Glad to be here. It's a beautiful day.

And I am glad you're here. Gosh, you know, I read stuff about multifamily every day, so I guess I've read what everybody else has read. You happen to be in a high growth state, but, you know, there's been some issues around, you know, things like supply, et cetera, et cetera. But give me the state of the state, Sam. And maybe even before we do that, you know, I recall when you joined those folks, Aub and group, maybe give me a little bit about your background.

And what ultimately wound up with you joining Lone Star. Perfect. Yeah, so by way of training, I'm actually an ex-corporate banker. So, you know, I cut my teeth at a young age of just underwriting deals all day, every day. And I learned how to lend money on this type of product. That was kind of my first four way into it. And by the time I was maybe 27 or 28 or so, I started investing into these deals.

I was multifamily. And so, I was finding out who the operators were, things of that nature. And when we sold my last bank that I was at back in 2018, I believe, I went to real estate full-time. And so, I started my own company at that time. And we were doing all kinds of little deals and things of that nature. And Rob and I paired up.
