All right, let's get to the show. One of the most interesting sectors for, I guess, since COVID started, maybe even before that, really, has been industrial real estate, right? It's been kind of the darling of the industry. I remember when I first started, I've been doing this a long time, is the industrial folks were moked around, had dirty shoes.

It was, you know, there was no spec building. It was kind of, I guess you'd consider it more boring than the guys in the office where, you know, slick, shine shoes and really polished. And then things changed, didn't it? It seems like all the office guys, and I saw office buildings, you know, it was like, okay, we're back to a different world. But then industrial just has really taken off. It's just really been booming for many years.

But what's been going on lately? Look, there's been a lot of headwinds of various kinds in commercial real estate and also in industrial. You know, we've had things like tariffs. We've had immigration changes. You know, we've had, are we getting companies back in the U.S. to use industrial properties? Let's find out what's going on. Please welcome my guest. It's Emmergard Jaber.

She is a director of economic research with Moody's Analytics. Emmergard, good to see you again. Lovely to see you as always, Michael. Thank you for being with us. And, you know, when you look at industrial real estate overall in the U.S., you know, how is it performing right now as far as occupancy in rates go? Yeah, so I think there are two aspects, two angles from which we can examine what's going on in the industrial sector.

So if you look sort of within sector, things might not seem as rosy as they certainly, they're definitely not as rosy as they have been since the sort of 2020-2021 boom in the sector. But if we zoom out a little bit and look at the greater macro picture across all CRE sectors, certainly the core four sectors will sort of leave data cent...
